Overview
The project stemmed from a longstanding relationship between Maple Aion and Bewdley Business Park, evolving over the last decade in a number of phases. Maple Aion’s involvement in the last two phases solidified the collaboration, focusing on constructing 14 1200sqft light industrial steel portal frame units.
The project encompassed land sourcing, planning, design, construction, and fitout, along with infrastructure development.
Process
Maple Aion managed the design process, including architectural drawings, planning, and liaising with authorities.
We created a standard principal template for the units with the opportunity to tailor the interior fitout to suit business requirements. All units are fully insulated structures with inclusive amenities such as lighting, electrical fitouts, disabled facilities, toilets, and kitchen areas.
The design template offers the opportion for mezzanine floors where required.
As part for the construction phase, Maple Aion undertook infrastructure development, including roadways and drainage.
Outcome
All units were sold prior to completion, demonstrating the project’s success to provide the Wyre Forest with much-needed, high-quality commercial property. The businesses occupying these units predominantly comprise small local enterprises from the Wyre Forest District, utilising the spaces mainly for office and storage purposes.
